Property Management with Livingstone Services.

Livingstone Services is the property services division of Livingstone Estates.

From After Sales, to property management, to maintenance, cleaning, building plans, architecture and furnishing, Livingstone Services is dedicated to providing you with the most efficient service and is able to offer assistance with anything from the connection of your telephone, to car hire, to cheap flights, laundry and cleaning services, insurance quotations and installations. All services are sourced through tried and tested reliable suppliers.

One of the most satisfying roles fulfilled by the expert team of Livingstone Estates is that of assisting in the interior design and furnishing of your new home. The Property Management Division can provide you with furnishing solutions tailor made to suite your style and your pocket. We deliver everything from A-Z, from lavish interiors to lighting, electrical goods, linen and tableware is included.

Constraints of time, distance, language barriers are overcome by our expert team leaving you to relax and enjoy the preparation of your new home. The Property Management Division will ensure that all work is completed to the highest standard. By and agreed date, your property will be furnished and accessorised.

In addition to its settling in and re-location services, Livingstone Estates also offers its clients a full concierge and maintenance service. Please refer to our Service Menu for further info concerning these services.

WHATS INCLUDED?

Monthly Property Inspections

A monthly external & internal visual inspection will be carried out at your  property in order to spot any problems.

  • Ensuring all the walls are in good condition
  • Ensuring all windows are properly closed
  • Ensuring all doors open & close properly
  • Ensuring all light fittings work properly
  • Ensure there is no humidity or cracks, etc in the ceilings
  • Ensuring all floors are in good conditions
  • Ensuring there is water & electricity supplies
  • Ensuring all taps & cisterns are in good working order
  • To test electrical appliances to confirm they work
  • Ensuring the working condition of the awnings sensors
  • Ensuring shutters are in good working conditions
  • Checking that the telephone lines are working properly
  • Ensuring the Air Conditioning or Heating system are in good working order (depending on the season)
  • Ventilation of all rooms (Depending on the weather conditions)
  • Ensuring all terraces and solariums drainages are unblocked.(*this will also be done after any heavy rains)
  • Ensuring there are no insects.

We would also recommend you to carry out the monthly inspection during a long term letting to check the property is in good conditions and not damaged.


** If you would like to have more than one inspection per month, this can be requested in our office at an extra charge.

Inspection Report

The results of each inspection will be stated on a report that will enable you to see the state of your property at your convenience in our web page and using your client password which guaranties its privacy. When needed, you will also be able to see pictures of the problems encountered. (I.e. humidity patch) coming soon!!

Maintenance & Repairs

Following our inspection report we will suggest what we consider to be the most suitable solution.

We count on skilled personnel who can carry out any type of general maintenance and on call 7 days a week. Our aim is to solve the problem within the first 48 hours after been reported.

A quote will be provided and we will only carry out the works or repairs after receiving written approval from you. We will follow up the work and we will keep you informed

Online Account Management

Through our online accountancy system and using your client password you will be able to see the state of your account at any time allowing you to check all the services requested correspond with the invoices.

Additionally you will be up to date with the newsletters and general information on the Costa del Sol through our active web page.

You have finally purchased that property on the Costa del Sol, now you find there are so many things to arrange before moving in like connection of water, electricity, gas, payment of legal fees. We can do all this for you!
